Rental Application Policy and Procedure

Thank you for your interest in applying with HomeRiver Group® Louisville for your housing needs. In order to best serve you, we feel it is important that you are made aware of and fully understand our application policies and procedures.

Please read this page carefully before completing the application. It is the policy of this management company that applications must be complete and all application fees paid prior to any application being processed. All completed applications are processed on a daily basis (Mon-Fri). As a reminder, application fees are non-refundable.

Thank you for your interest in a rental home managed by HomeRiver Group®. We require that all prospective residents meet the following qualifying criteria when completing the rental application:

In order to view a rental home you must show a form of identification. Your driver’s license or an alternate second form of identification will be photocopied. Please have identification with you. We do business in accordance with the Federal Fair Housing Law. We do not discriminate against any person because of race, color, religion, sex, national origin, familial status or disability. By applying, you acknowledge that you have read and understand the above qualifying criteria.

An Artificial Intelligence (AI) score between 0 and 1000 will be assigned to each application based on the "Applicant Qualifying Criteria."  The score describes the degree to which an applicant meets the criteria.  The decision settings are universally applied to all applicants in compliance with Federal Fair Housing law.

Individual review considers facts & circumstances surrounding the criminal conduct per court records.  Factors such as age at time of conduct, evidence of good tenancy before & after conduct, nature & severity of conviction, and the amount of time that has passed since the conviction will be considered. Criminal history which indicates that an applicant’s tenancy may constitute a direct threat to the health or safety of other individuals or whose tenancy could result in substantial physical damage to the property of the owner or others will result in denial of application.

*Assets may not contribute to qualifying income.

**Credit factors, such as delinquency, percentage credit usage to limit, bankruptcy, etc are considered, but are calculated into the AI Score and are not separately reviewed.

Pet Policy

Pets may be permitted, depending on the property and community. For additional information on the acceptance of pets for a specific property, please review the listing details on the “Available Properties” page.

Because of our and homeowners’ insurance policies, we are not able to approve the following dog breeds (or any combination thereof) for occupancy in our properties:

Barnyard animals, reptiles, rodents, fish/fish tank, and misc. mammals are prohibited. Tenants are responsible for any and all damages caused by approved or unapproved animals on rental premises. Baby-sitting or care taking of any other person(s) animals or pets is also prohibited. Unapproved animals on premises are considered a lease violation and could result in penalties up to and including eviction.

Veterinary Records and pet photos must be submitted upon request.

Service or companion animals will always be accepted, provided acceptable documentation is submitted. Pet fees will not be charged for a service or companion animal. (Documentation required).
